The government has introduced new regulations governing the allocation of land and flats under its housing programmes in the greater Male' region.

In a statement, the Ministry of Housing said the rules set out procedures for allocating housing to applicants under existing schemes, and will also apply to future programmes.

The regulations outline how applicants must handle previously acquired housing when receiving land or flats through government projects.

Transfer within families

Under the rules, land or flats may be transferred without compensation to immediate family members in specific circumstances. These include:

  • parents, including a mother or father
  • children
  • spouses, in cases of inheritance
  • siblings, where an individual transfers their share of inherited property

Forfeiting to the state

The regulations also specify situations where property must be relinquished to the state without compensation.

These include cases where existing land is too small or unsuitable for construction following the allocation of new land, as well as properties obtained under certain government schemes, such as the Binveriya programme.

Requirements for vacating flats

Applicants required to vacate flats must return them in a condition similar to when they were handed over, following necessary repairs.

The process of vacating must be completed within 30 days, with the ministry formally notified once the property has been handed back.

For the purpose of the regulation, the Malé area includes Malé, Hulhumalé, Vilimalé, Thilafushi, Gulhifalhu, Giraavarufalhu and Uthuru Thilafalhu.

The ministry said the regulations also take into account housing projects where new land allocations are made following forfeiting of previously held land or flats.
